Making the decision to buy a new home is always a long process. First, you have to think if you want a new construction home or one already built, and this is not an easy step. Maybe you will have to visit a number of houses before deciding to construct yours. To begin our list, the most exciting thing about constructing a house is that you can customize it the way you want, and nobody knows better than you what fits best in your house. Having the opportunity to plan each part of the project is quite a privilege. You will be picking every detail of the construction, from the light switches to the colors on your walls. If you are the kind of person who likes interior design, this will be an amazing experience! 

Energy Efficiency

One of the big pros that newer homes have is the innovation in energy efficiency.  There are many options in the market for you to choose and apply in your home, like heating and cooling, insulation in air sealing, and appliances. Other options are solar panels and windows with specific materials that prevent 25% to 30% heat gain and loss than the regular windows. These adjustments will make you save on energy costs.  

Reducing costs in the first few years

Building a house from scratch has the advantage of not having many maintenance problems in the first years. What this means is that what you may have to repair is simple and not as expensive as a leaky roof, for example. Additionally, most builders include a range of warranties, so ask the company you work with about this. 

Disadvantages

Your experience depends on the builder

Each company is different, so every homebuyer can have a different experience. Make sure to choose a company that has a great reputation in reliability and quality, finishes the work within a reasonable amount of time, and has years of experience. In addition, if you can, go visit some homes that the builders have made, talk to the previous homeowners that were already their clients, and ask about their experience with the builder.  This way, you will ensure that you hire the right company.

Extra costs 

Remember that the design and price you agree on in the beginning are fixed. If you want something different, a special room or fine finishing, this will add costs to your budget. So, plan ahead if you want to change something in the first phase. The bad news here is that buying a new construction home costs 20% more than one that already exists. The advice here is to find a balance between what you want and stay within your budget.
